How Long Does Demolition Take? Timeline by Project Type

House demo: 3-7 days. Pool removal: 3-5 days. Interior remodel demo: 1-3 days. Here is what to budget for every common Bay Area demolition scope.

“How long does demolition take?” is the second most-asked question we get on every site walk, right after “what does it cost?”. The honest answer is that the demolition itself usually takes 1-7 days – but the permitting timeline that precedes it can stretch a project to 4-12 weeks from signed contract to keys-handed-back.

Here is the realistic timeline for every common demolition project type in the Bay Area, broken into the actual demolition phase and the permitting phase.

Whole-house demolition

Demolition phase: 3-7 days

Once permits are in hand and utilities are shut off:

  • Day 1: Mobilize equipment, install dust controls and erosion fencing, asbestos abatement if needed
  • Days 2-4: Structural demolition – the actual takedown of the house
  • Day 5: Foundation removal (if specified)
  • Day 6: Final debris haul-off and rough grading
  • Day 7: Site cleanup, final inspection prep

Permitting phase: 4-12 weeks

This is where time goes:

  • San Francisco: 8-12 weeks (Section 317, 311 notice, asbestos)
  • San Mateo / Peninsula: 4-8 weeks
  • East Bay (Oakland, Berkeley): 6-10 weeks
  • Sacramento: 4-6 weeks

Deconstruction (hand-dismantle for donation)

Demolition phase: 2-4 weeks

Hand-deconstruction takes 4-6x longer than machine demolition because materials are removed in reusable condition:

  • Week 1: Interior strip-out – finishes, fixtures, cabinets, doors, windows
  • Week 2: Structural deconstruction – flooring, framing, lumber recovery

  • Two-room remodel demo: 2-3 days

Permitting: 1-4 weeks

Interior remodel demo permits issue much faster than full-structure demo. Most Bay Area cities turn them in 1-3 weeks.

Tenant improvement demolition (commercial)

Demolition phase: 3-10 days

Varies hugely by space size and finish-out:

  • Small retail (under 2,000 sq ft): 3-5 days

The variable here is insurance documentation and engineering review, not the city permit itself.

What can compress the timeline
